Horizon Development Properties, Inc. (HDP) serves as the non-profit development arm of INLIVIAN. Within HDP, teams specializing in Development, Asset Management, Construction Administration, and Bond Administration work collaboratively. HDP’s core responsibilities include acquiring new assets, developing new properties, and repositioning or redeveloping existing ones. Managing Member or General Partner of 73 affordable and mixed-income housing communities in Charlotte, HDP focuses on enhancing properties already within its portfolio.

Asset Management encompasses several key components, including capital planning and development, compliance and regulatory oversight, resident satisfaction, and financial management. The primary objective of the Asset Management Team is to establish, maintain, and ensure the long-term health and wealth of the agency’s property portfolio. The organization implements a strategic approach to managing its housing assets, aiming to optimize both their physical condition and financial performance. Collaboration with property managers, maintenance teams, and accounting staff ensures smooth coordination. Furthermore, engagement with investors and external vendors facilitates alignment of efforts for overall success.

The Construction Administration department in affordable housing is tasked with coordinating and managing construction and renovation projects, ensuring compliance with budgetary constraints and regulatory standards, overseeing quality control measures, and facilitating effective communication among stakeholders to achieve successful project outcomes.
